Our law firm has closed over $1 billion dollars in commercial real estate transactions, and over $500 million dollars in residential real estate transaction over the last decade.

The real estate process consists of three phases; the purchase contract, the closing preparation, and the closing itself. A buyer or seller can engage a title company, without representation; which is the problem, as the buyer or seller does not have anyone representing their interests.

Our law firm will represent you from start to finish. We will assist you in the contract preparation and negotiation, in the preparation for the closing (the inspections, survey, title insurance ), and at the closing itself.

Our law firm is a policy-issuing agent of Attorneys' Title Insurance Fund, Inc. and Stewart Title. The Fund is the largest title insurance underwriter in Florida and 7 th largest in the U.S. The Fund was awarded an “A-“ claims paying ability by Duff & Phelps, and an “A” rating by LACE Financial and by Demotech, Inc. Stewart Title, established in 1893, provides title insurance nationwide, through its 8000 offices. We are proud to be one of its agents.

The advantage of working with a member of the Fund, and/or Stewart Title is that the buyer or seller will get the title insurance and also be provided with counsel. We attempt to be extremely competitive for title insurance charges!

Our firm does not charge to meet with you initially, and our attorney fees are based on a project basis. The average attorney fees range from $500-$600 for a average closing, and this fee is often waived if we are doing the title work.

Commercial Real Estate Closings

Our title company, STERLING TITLE & TRUST, are agents for Attorneys Title and for Stewart Title.

Residential Real Estate Closings

Our firm has wide experience in representing purchasers and sellers of their homes, be they private dwellings, condominiums or cooperative apartments. We handle your transaction through a full range of pre- and post-closing and documentation preparation services. We know that the purchase or sale of a home can be rather complicated and that the purchaser or seller may need advice either before or during the closing.

Tax Deferred Exchanges

We excel in handling IRS Section 1031 Tax Deferred Exchanges , whether as the closing attorney or assisting in effecting such exchanges through a qualified Intermediary.

Transaction Consultation

By virtue of our vast experience, our firm can provide you with consultation services for even the most complicated of real estate transactions, either residential or commercial.

Correction of Title Defects

Our firm understands the importance of addressing and rectifying title issues before everyone sits down at the closing table. Therefore, our firm makes every effort to remedy title defects immediately after receiving the title report.
